Siding Built for Sumas Weather

Sumas sits right up against the Canadian border in the northeast corner of Whatcom County, and homes out here take a particular kind of beating year after year. It's not the same exposure as a beachfront property, but the pattern is familiar to anyone who's worked exteriors in this part of Washington: long stretches of damp, gray weather, driving rain that comes in sideways during fall and winter storms, and a moss and mildew season that can run most of the year on north-facing walls and shaded siding. Add in the wider temperature swings this area sees compared to the coast — colder snaps in winter, warmer stretches in summer — and you've got a climate that's genuinely hard on exterior materials.

We're based out of Ferndale and work throughout Whatcom County, including Sumas and the surrounding rural and residential areas. That local footprint matters more than people sometimes realize. A crew that works this county regularly knows what a Sumas winter does to a north wall, how quickly moss establishes on a shaded roofline, and which details on a home actually need attention versus which are cosmetic. That's different from working off a generic checklist written for a different climate.

What We See on Homes in This Area

A few patterns show up consistently on the homes we look at in and around Sumas:

  • Moss and algae staining on siding and roofing, especially on shaded sides of the house and under tree cover — common in this part of Whatcom County where things simply don't dry out quickly for much of the year.
  • Water intrusion at seams, trim, and penetrations — window and door flashing, siding laps, and roof-to-wall transitions are where driving rain finds its way in if they weren't detailed correctly the first time.
  • Paint and finish failure on older wood and engineered wood siding, where repeated wet-dry cycling causes peeling, cracking, and eventually rot at panel edges and butt joints.
  • Roofing wear from moss growth and sustained moisture exposure, which shortens the life of shingles faster than in drier climates.

None of this is unique to Sumas — it's the reality of building in western Washington generally — but it's worth saying plainly because it should drive real decisions about what goes on a house, not just how it looks on installation day.

Why We Install Only James Hardie Fiber Cement Siding

We made a deliberate decision to install James Hardie fiber cement siding exclusively — not vinyl, not LP SmartSide, not primed spruce or cedar, not other fiber cement brands. That's not a marketing angle; it's a standard we hold because of what we've seen this climate do to exteriors over time.

Fiber cement is non-combustible and dimensionally stable, meaning it doesn't expand, contract, warp, or absorb moisture the way wood-based and engineered wood products can. In a climate with this much sustained dampness, that stability matters. James Hardie backs its siding with a factory-applied ColorPlus finish, which resists fading and chipping far better than field-applied paint, and the company engineers specific product lines (their HZ5 line, for example) for the wet, moderate climates found in the Pacific Northwest. That's a meaningful difference from a generic product applied everywhere regardless of local conditions.

Other siding materials aren't bad products — vinyl is affordable and low-maintenance in the right application, and engineered wood has real advantages in drier climates. But here, where moisture exposure is sustained rather than occasional, we've found the trade-offs matter enough that we don't install them. Vinyl can warp or crack over time and doesn't hold up well against sustained moisture pressure at seams. Engineered wood and primed wood products are more sensitive to installation quality and ongoing maintenance — if caulking, paint, or flashing details aren't kept up, moisture problems show up faster than most homeowners expect. Fiber cement gives us a material and a warranty structure we can stand behind on homes that are going to sit in this weather for decades.

Full Exterior Work, Not Just Siding

Siding rarely fails in isolation — it's usually one piece of a home's exterior envelope working (or not working) together with the roof, windows, and any attached structures. We handle all four:

  • Siding — James Hardie fiber cement replacement and new installation, done to manufacturer spec for proper flashing, clearances, and fastening.
  • Roofing — repair and replacement, including addressing moss and moisture issues before they become structural problems.
  • Windows — replacement with attention to flashing and integration with the surrounding siding, which is where a lot of leaks actually originate.
  • Decks — built and maintained to hold up under the same wet, moss-prone conditions as the rest of the exterior.

Treating these as one connected system, rather than four separate jobs, is a big part of why exteriors installed correctly the first time hold up so much better out here.

A Local Crew for a Local Climate

There's real value in working with a contractor who's based in the county and sees the same weather your house does. We're not commuting in from out of the area with a one-size-fits-all approach — we're working in Whatcom County's climate every week, which means we know what correct installation actually looks like for homes in Sumas and the surrounding communities, not just what a spec sheet says in general.

If you're dealing with aging siding, moss buildup, water intrusion, or you're just planning ahead for a home that needs to hold up out here for the long haul, we're happy to take a look. Reach out for a free, no-pressure estimate — we'll walk the exterior with you, tell you honestly what we see, and explain what we'd recommend and why.
